Can anyone apply?
If you are interested in a particular unit and you are able to answer yes to all of the following questions, you are pre-qualified to apply:
• I don’t have any open chapter 13 bankruptcies
• I don’t have any evictions on file
• I have a minimum credit score of 675 (Five years minimum of credit history)
• My verifiable net income is at least 2.5 times the amount of rent before taxes
• I can provide 2 years of verifiable rental history

Do you require a security deposit?
No. We do not take security deposits. 

How much does it cost to apply?
The following fees are due at time of application:
• A $75 non-refundable Lease Application Fee for each adult (18 years or older)
• A Lease Processing Fee (one per unit, not per applicant)

$650 2-beds
$700 3 beds
$750 4 beds      

What is the processing fee for? 
This fee is to cover the cost of processing your application and generating your lease. If you are denied, this fee will be refunded back to you. 

If I am applying with roommates, do we all need to submit individual applications with the fee?
Yes. Please view the response for How much does it cost to apply?

How much does it cost to move in?
To secure your unit, you must sign your lease within 24 hours of your receipt of it and pay your first months’ rent within 72 hours after being approved.

How can I get a decision back quickly?
It is extremely important to have all the following PDF (no photos or screenshots) documents to include with your lease application:
• State ID/Driver's License
• One month of your most recent paystubs from all employers and/or an offer letter. If self-employed, two years of signed tax returns.
• Previous three months of bank statements

Also, please make sure that all fields of the application are properly filled out, including:
• Current and previous address history and current and previous landlord contact information, including their names, email addresses and phone number contact information
• Minimum of one year of employment history including employer contact information, with names, email addresses and phone numbers

Do you offer shorter leases or month-to-month options?
No.

I am a foreign national. Can I still apply?
Of course! We ask that you submit a copy of your passport as well as any documents you received from the Federal government that approve your entry into the US.

What if I am part of the gig economy or self-employed? Can I apply?
Definitely. We love entrepreneurship! We ask that you submit signed copies of the last two years of tax return in lieu of a traditional pay-check.

Can I pay all my rent up front?
No. Rent is due on or before the first of every month. 

I am a pet owner. Do I need to submit extra documents with my application? 
Yes. Please submit the most up-to-date vaccination records and the most recent picture of your pet.

Does it cost extra to have a pet on the lease?
There is a one-time initial pet fee of $250 per pet. An additional $25 per pet per month will be added to your rent as pet rent.

What pets are accepted?
If you have a pet, we can work with you to find a home for you and your furry friends. Most units are pet-friendly; however please check online at each individual unit listing as some units have some restrictions.

Please note however, that we do not accept the following list of aggressive or mixed-breed dogs: Pit Bulls, American Staffordshire Terrier, American Bulldog, American Bully, Perro de Presa Canario (Presa Canario), Chows Chows, Doberman Pinschers, Akitas, Mastiffs, Cane Corsos, Rottweilers, German Shepards, Wolf-dog Hybrid, Kangal, Tosa Inu, etc.  We also don't accept puppies because they are at risk of causing more damage during their housetraining period.

What if I have a service animal?
If you are a person with a disability, and you are not sure if your service animal is allowed per the pet-policy, the federal Fair Housing Act gives you the right to request "reasonable accommodation". If that is the case, please reach out to us.
 
How long will it take for my application to be processed?
Once we have all of your supporting documents (please refer to section How can I get approved quickly?), our goal is to have processing complete within three business days. To help speed things along, please reach out to your landlord and previous landlord ahead of time so they know we will be reaching out to them. We have a small team, and we work to ensure all our tenants will be good neighbors!

Are the properties listed on your site all you have available?
On a weekly basis, our Marketing Team updates the site with new listings. Everything that we have available would be visible on our listings page.

If we are applying as a group, what tips do you have?
We strongly encourage everyone in your group to see the property before applying and to all apply at the same time.

I have been denied and don’t know why. 
If you have any questions as to why you have been denied, please reply back to your denial email with your questions and we will get back to you.

My application was accepted. What are the next steps?
Welcome to the family! After you receive your approval email, we will reach out to you to confirm lease terms and get you set up on our online portal so that you can pay first months’ rent within 72 hours of approval.
